Organization Overview
Bellwether was founded in 1980 to create housing in downtown Seattle so city workers could live close to their jobs. Over the years, we have lowered barriers to housing which has allowed us to serve more households coming out of homelessness, individuals and families connected with the criminal justice system, and others excluded by typical landlord screening criteria, all of whom are disproportionately BIPOC.

Position Summary
Bellwether Housing is looking for a Maintenance Technician II to join our talented Facilities Management team. The Maintenance Technician II is responsible for successfully completing apartment and property maintenance tasks at various Bellwether properties, and applying carpentry, plumbing, and electrical skills in living units and common areas. Assists with renovation projects and non-routine unit preparations.
Please note: this role requires a valid drivers license, clean driving record, access to reliable transportation.
Our Facilities Management team is an essential part of Bellwether's mission to create, maintain, and strengthen our communities.
Bellwether provides tools, technical equipment, and safety training needed for this position.
Work Location & Environment
Bellwether Housing administrative and residential properties are located within Seattle and Tukwila
Work sites vary and may require use of stairs. Working with power tools, use of and exposure to cleaning chemicals, solvents and paint, waste or other materials can be potential hazards of the job. Team members are expected to perform their work in such a manner as to eliminate or reduce any potential hazards to an acceptable level. Team members are also expected to report actual or potential hazards to management.
Schedule
Monday-Friday, 8am-4pm, with flexibility for occasional night, weekend or holidays emergency/after hours response. Final schedule to be determined by supervisor.
Essential Job Duties:
- Apply fair housing guidelines when entering occupied units and interacting with residents.
- Apply skilled knowledge of electrical, plumbing, carpentry, and appliance repair in occupied and common area spaces.
- Maintain quality of unit finishes, electrical systems, plumbing systems, and sealant applications on interior and exterior surface.
- Communicate material needs on an ongoing basis to the Maintenance Manager.
- Ensure manufacturer and Bellwether standards, recommended usage, and application of workplace materials.
- Consult the Bellwether safety manual, Safety Data Sheets (SDS), and Bellwether employee handbook for guidance, and follow safety procedures when performing assigned duties.
- Respond to emergencies, initiating contact with Emergency Services when appropriate. Be available to initiate maintenance emergency actions, cleaning up debris, water, etc., and contact the Maintenance Manager.
- Safeguard Bellwether building and unit keys in your possession, referring access requests to building managers and the Facilities Management department.
- Represent Bellwether Housing in your own work, and in the work you manage.
- Provide individual tenant contact when appropriate to tenant emergency needs.
- Attend scheduled staff meetings and trainings/conferences when assigned.
- Ensure facilities are in proper working order and safe by inspecting plumbing, electrical, and other mechanical systems.
- Inform Maintenance Manager or Site Manager of needed repairs.
- Ensure disposal of trash and other discarded items after each assigned work order.
- Share in after-hours maintenance on-call duties with other maintenance staff.
- Undertake other duties as assigned.

Requirements:(Minimum)
- Two years prior skilled maintenance experience (carpentry, electrical, and plumbing) in an apartment setting, or a comparable high volume, deadline-oriented work environment.
- Experience completing assigned tasks within established time limits.
- Experience in utilizing basic hand and power tools, and ability to read a tape measure.
- Self-motivated, with the ability to work independently, or as part of a team.
- Highly organized, capable of taking initiative as needed, ensuring all work is completed and of high quality.
- Able to complete strenuous work, bend, reach, stoop, or stand for extended period, up to four hours at a time.
- Possess the physical strength, and aptitude to operate hand and power tools, such as drills, hammers, snow shovels, etc.
- Able to work safely in all weather conditions.
- Exceptional customer service skills.
- Safeguard Bellwether building and unit keys in your possession, referring access requests to building managers and the maintenance office.
- Utilize basic technology using maintenance work order system, email, time management, etc.
- Ability to read, write and speak English.
- Able to travel and work at local Bellwether sites as needed.
- Have a valid Driver’s License with an acceptable driving record or the ability to obtain a valid WA State Driver’s License within 60 days of employment.
- Experience with computers and mobile devices.
Desired Qualifications:
- Basic carpentry, plumbing, and electrical repair knowledge.
- HVAC/boiler operations experience or certification.
- Act as a mentor to other team members.
- Ability to complete strenuous work for long periods of time.
- Ability to work with minimal supervision.
- Ability to lift and carry up to 50 lbs.
- Able to safely operate power tools and other maintenance equipment.
Education Requirements:
- Technical/Mechanical Certifications and/or high school diploma or equivalent.

Other Requirements:
