Hanes Properties, LLC, a private Owner/Manager, seeks a motivated Maintenance Technician for three multifamily communities in Sun Valley (144 units), Van Nuys (48 units) and Panorama City, CA (30 units).

The Maintenance Technician will work directly under the Resident Manager and will be responsible for:

Minimum requirements:

• Sufficient hand tools and power tools to meet the needs of the position
• Reliable transportation
• Clean driving record
• Previous verifiable apartment maintenance experience
• The ability and willingness to grow with a winning team
• Ability to lift and carry up to 50lbs unassisted
• Ability to stand for an extended period, or kneel, or stoop
• Bilingual in English and Spanish
• An eye for detail

This is a full time on-site position. On-site residency is required during the entire term of employment, and our communities are pet & smoke free. Generous employee rent discount offered.

• Performing routine preventative maintenance/repairs in a timely and professional manner.
• Assisting with inspection and clean-up of vacated apartments. Routinely performing duties to timely restore vacated apartments to “rent ready” condition.
• Continually inspecting the property, picking up litter and report any service needs to the Resident Manager immediately.
• Repairing lights, electrical and plumbing (switches, outlets, circuit breaking devices, repairs of faucets, clearing of stoppages, replacement of fittings, replacement of fixtures, etc.)
• Performing carpentry work such as fitting doors, freeing windows, replacing shelves, floors, and replacing hardware.
• Ensuring that maintenance Service Requests are completed and handled on an immediate one call basis, if possible.
• Following cleaning schedule prepared for common areas and buildings.
• Ensuring that any unsafe conditions are corrected in a timely manner by completing safety checklists.
• Performing effective emergency maintenance (after hours) as needed.
• Any other duties as they may be reasonably assigned.

Job Type: Full-time

Pay: $20.00 - $24.00 per hour
