POSITION: Maintenance Technician

TYPE: Hourly, On Call/Non‐Exempt

REPORTS TO: General Manager

Position Summary:

The position is under the direct supervision of the General Manager or, in the absence of the General Manager, the Operations Manager. The Maintenance Technician works independently to maintain the property and perform in‐unit work and other tasks as directed. When directed by the GM or OM, the Maintenance Technician assists the Lead Maintenance Technician in his/her duties as needed. When working with the Lead Maintenance Technician, the Maintenance Technician is expected to develop a general working knowledge of the building systems. Performs 24‐hour on‐call service as scheduled (50% split with Lead Maintenance Technician).

Requirements:

• Ability to read, write, understand, and speak English
• Good communications skills
• Well‐rounded maintenance skills including, but not limited to, plumbing, electrical, drywall, basic carpentry, painting, and masonry
• Physically able to perform position responsibilities
• Knowledge of proper handling of asbestos‐containing materials.
• Knowledge of OSHA guidelines in the performance of duties
• Possesses basic computer skills including typing, Outlook, Word and internet research
• Basic mathematics skills

Responsibilities include, but are not limited to, the following:

• Complies with OSHA guidelines in the performance of duties.
• Uses computer‐based tools to report on daily activities.
• Participates in meetings with the Operations Manager for purposes of reviewing schedules and priorities, progress of work and receiving information on Board priorities.
• Communicates on a regular basis with the Manager’s Assistant to coordinate timely and appropriate notices to the residents in regard to Department activities.
• Communicates on a regular basis with Manager’s Assistant in regard to resident work order requests to ensure timely completion, etc.
• Carries out directions on any tasks from the General Manager (or in GM’s absence or at GM’s request, the OM or Manager’s Assistant).
• Specializes in domestic maintenance such as in‐unit repairs and common area preventive and routine building maintenance. When directed by the GM or OM to assist the Lead Maintenance Technician, the Maintenance Technician is expected to develop a general working knowledge of these components while assisting him.
• In the absence of the Lead Maintenance Technician, performs routine maintenance inspections on building systems such as pump rooms, plumbing systems, electrical systems, generator, etc. Advises the GM or OM accordingly.
• Performs 24‐hour on‐call service as scheduled (50% split with Lead Maintenance Technician). Along with the OM, assesses emergency calls and responds as appropriate to preserve system safety, performance and mitigate damages while avoiding unnecessary overtime.
• When directed by the GM or OM, assists the Lead Maintenance Technician, as needed, in compliance with all governmental requirements, such as Regulation 4 testing, annual Fire Department inspection.

Job Type: Full-time

Pay: $19.00 - $21.00 per hour
