Maintenance Director for Busy Property Management Firm

Our successful Property Management firm has a current opening for a Maintenance Supervisor/Manager to oversee and direct our maintenance team for our multifamily buildings located in Hyde Park, Mattapan, Dorchester, and Roxbury. Ideal candidate must have a solid 3+ years of experience running a maintenance team (5+), managing the daily operations.

Job Summary:

This position is responsible for the physical aspects of the property, meet the company’s established standards and any applicable laws. The supervisor leads the on-site maintenance staff and participates in the diagnosis of problems and repair in areas such as HVAC, electrical, plumbing, carpentry, dry walling, exterior structural and appliance.

Primary Responsibilities:

Manage and develop Service Technicians.

· Hire and develop staff.

· Manage work order distribution process.

· Work closely with entire Property management team.

Maintain company’s investment.

· Manage day to day activities.

· Meet the company’s standards, Section 8, REAC and ISD requirements.

· Manage outside contractors and vendors.

· Inspect all aspects of property; grounds, building, vacant apartments, fire alarms, as part of preventive maintenance and curb appeal.

Manage budget and spending related to building capital improvements and repairs.

· Prepare and manage annual maintenance budget.

· Prepare and manage 3-5 year capital spending budget.

· Review vendor bids and schedule vendors.

· Track inventory and order supplies.

· Work with Property Manager to oversee capital improvement projects.

Job Requirement:

· 3+ years of management/supervisory experience of 5+ people.

· Technical degree and certifications preferred.

· Detail Oriented and highly organized.
