Essential Characteristics for a Superintendent:

• Attention to Detail – We must focus on the quality of work each and every day. We should not wait for the client to notice something. Fix problems because our expectations are higher than the clients’. Poor craftsmanship is the fault of the subcontractor, failure to correct the issue, is on the Superintendent.
• Background in Construction – Preferable but not essential to be experienced as Superintendent. Must have general knowledge of plans, trades, timelines, permitting and how to deal with subcontractors.
• Problem Solver – The project manager is expected to fix all problems on a jobsite. The superintendent is the first line of defense to handle issues that come up. Most problems can be handled on site by speaking with sub and reviewing scope/plans. Superintendent MUST be comfortable making big decisions every day.
• Hungry – We want people who enjoy construction and want to be on the construction site. We love construction, and those who thrive at our company love construction as well.
• Superintendent (shortened to ‘super’) is the most important piece of a construction project. If the super is not aware of all things during the project, the project will be run by the subcontractors instead of the GC. This is risky and will yield results that do not produce consistently high-quality products.
• The super’s main job is to ensure that subs show up when needed, communicate with owners, stay on schedule, have high quality work and follow the established scope of work.
• Super to establish a schedule if one has not been done yet.
• Super to contact all subcontractors and let them know when the job will be starting and introducing themselves as the super of the project.
• Super to ask subs if they have any concerns about the project. This will give super a deeper understanding of concerns or difficult parts of the project if they have not been identified yet.
• Super to let subs know when they’ll need them on site. This is why a schedule is done prior to making calls, so they can make sure the timeframe is as accurate as possible.
• Super to speak on phone with owners or owner’s representatives at a minimum of once per week to give updates and ensure owners don’t have questions.
• Super to complete daily logs for each project. This does not have to be comprehensive but needs to include subs on site, work they’re doing and any issues or disputes with subs.
• Super to help the PM complete a weekly report that will be sent to owners. This can be done over the phone but must be done either on Thursday or Friday morning so a report can be sent Friday before the end of the day.
• Super is to ensure that building/project is secured each day. We are responsible for materials, and any other items on site. We must make a reasonable effort to lock all doors and secure the site as best as possible.
