Service encompasses all aspects of the Pokagon Band of Potawatomi Indian’s governmental operations. To this end, all employees have an obligation to identify and report any service problems, issues, or concerns and through designated channels, initiate, recommend, and actively participate in solutions.

Position Summary: Responsible for assuring over 200 rental units and common areas located in Dowagiac, Hartford, South Bend, Watervliet, and Paw Paw are maintained in excellent condition. Remain observant for maintenance issues on all rental units. Respond in an urgent manner to all assigned work orders, providing excellent customer service to tenants.

Essential Functions:

RMP I

  • Works under the guidance of Residential Maintenance Professionals Level II and III performing all assigned tasks in a professional and expedient manner.
  • Responsible for basic housing repairs with a high degree of respect, care, confidentiality, and positive enthusiasm.
  • Works alongside senior team members to learn to:
    • Diagnose, repair, or replace defective equipment, components on residential HVAC equipment. Including thermostats. Replace filters, clean and perform preventative maintenance on heating and cooling equipment.
    • Perform basic electrical and plumbing diagnosis and repair, including water heater replacement.
    • Perform Rough and finish carpentry skills, painting and drywall repair, flooring repair & installation, and appliance diagnosis & repair.
  • Performs cleaning of common areas and residential units as assigned. Includes removing unit items left by vacating tenants.
  • Respond to all assigned work orders assuring quality service is provided.
  • Perform hands-on general maintenance and repair of residential housing units that are both occupied and unoccupied. Performing work with minimal disruption to tenants.
  • Empty common area trash cans, pick up blowing trash, snow and weed removal and other tasks as assigned.
  • Inspect properties on a regular basis to identify maintenance or cleanliness issues then take immediate action to ensure prompt correction.
  • Identify and react to elder tenant needs even if outside a general maintenance realm. For example, assist moving furniture, unloading heavy items, monitor well-being in event of storm, power outage, or other extraordinary situation.
  • Must be willing to attend training courses to acquire higher level skills.

Non-Essential Functions:

  • Other related duties and responsibilities as assigned.

Equipment:

  • Vehicles, power tools, ladders, lifts, and light construction equipment.
  • Systems used: computer generated work order system.

Position Requirements:

RMP I

  • Hold or attain within 6 months of hire a High School Diploma or GED.
  • One (1) year of previous experience in a maintenance or construction position. Related trade school, education, or military experience in building trades may be accepted in lieu of experience.
  • Proficiency in basic computer skills required.
  • Must have a valid driver’s license and meet insurance requirements to utilize Pokagon Band vehicles.
  • Familiarity with MIOSHA/OSHA regulations and safety practices, blood borne pathogens, use of required Personal Protective Equipment, and other safety requirements required.
  • Knowledge of materials, methods, and tools involved in construction or repair of residential homes.
  • Self-Motivated to learn new skills.

Physical Requirements:

Ability to climb, crawl, stoop, bend, and work in confined space environments, lift up to 100 pounds without assistance, use ladders and work in all weather conditions. Requires strenuous work including prolonged periods of standing, walking and moving in hot and cold weather.

Work environment:

  • Inside and outside in all types of weather to respond to residential repair needs.
  • Vacant and occupied residential homes.
  • Will include confined spaces such as attics and crawl spaces.
  • Will include climbing ladders and working at heights.
