About the Role
Develops and implements an engineering operations program with focus on system reliability and production uptime. Heavy focus on mechanical operations, maintenance, communications, energy management, and employee development programs for a facility, campus or portfolio of buildings.
Typically supports a multi-property portfolio within a given region with multiple owners.
Responsibilities:
Conducts and assists with inspections and qualitative audits to ensure compliance to the scope work and the work order.
Responsible for maintenance and reliability planning and measurement.
Help develop a world class predictive maintenance program that is focused heavily on system reliability and uptime of Material Handling Equipment.
Supports the maintenance team through development, implementation and ongoing improvement of preventive maintenance and engineering procedures.
Establish a robust new hire training and ongoing technical training program to ensure a high technical competency within the team.
Create technical program playbooks and procedures.
Perform reliability analysis of the maintenance program by performing in-depth root cause analysis and trending.
Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to maintenance operations.
Develops specifications and assist in solicitation and administration of maintenance/repair service contracts.
Effectively communicate with senior leadership as well as field teams both within the company and with the client.
Provides regular statistical reporting to the management team and client (upon direction) showing evidence of the improved downtime metrics.
Uses guidelines set by management, develop, implement, and manage preventive maintenance and life cycle optimization strategies. Performs annual review of preventive and predictive maintenance programs to insure current work order system library contains correct frequencies and balanced 12-month schedules for all technicians and vendors.
Determine appropriate predictive maintenance tasks.
Adherence to operational controls.
Assist with process and procedure training as requested.
Monitor MHE performance and initiate improvements.
Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
Bachelor's degree (BA/BS) from four-year college or university and four years’ experience and/or training, or equivalent combination of education and experience.
Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
Ability to comprehend, analyze, and interpret the most complex business documents.
Ability to respond effectively to the most sensitive issues.
Ability to write reports, manuals, speeches and articles using distinctive style.
Ability to solve advanced problems and deal with a variety of options in complex situations.
Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions.
Draws upon the analysis of others and makes recommendations that have a direct impact on improving performance.
Advanced skills with Microsoft Office Suite, Outlook, and intranet/internet.
Ability to use work order system.
Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results.
Responsible for setting project, department and/or division deadlines.
Errors in judgment may cause long-term impact to line of business and/or overall company.
