Construction Project Manager
We are a construction company that has been based in the Seattle area since 1990. We focus on multi-family housing for emerging middle-class tenants; looked at another way, our offering enables blue-collar and similarly employed people to live in attractive, urban environments with proximity to transportation and amenities. We are rapidly growing, changing and improving every aspect of our business. We have an immediate need for a Project Superintendent experienced in 60,000 to 150,000-square-foot wood-frame multi-family construction on limited-access sites. We will help you relocate to the Seattle Area if necessary.
We manage about 1,000 units across multiple properties, have four properties under construction (about 80 to 135 units each), and seven in the permitting process (150-300+ units each). We have an aggressive but achievable goal of 25,000 units by 2030 as the first installment in the larger vision. We want to make the model scalable to hundreds of thousands and then millions of units over time.
We are vertically integrated and perform most of our own design, construction, and property management and are working to harmonize these activities via virtual design, building information management, and technologies for our own prefab manufacturing.

As a project manager, you’ll be responsible for:
  • Ensuring thorough and competent management of project schedule, budget, resource allocation, and documentation during the complete lifecycle of the build
  • Maintaining timely and effective communication with the team, field, client, owner’s rep, design partner, etc.
  • Having a proactive, flexible, and responsive attitude when faced with partial blueprints, design developments, challenges, opportunities, and changes.
  • Participating in project estimating
  • Preparing pre-construction control estimates and schedules with the superintendent
  • Owning build a budget and all elements related
  • Tracking, reviewing, and reporting on project financials and forecasting.
  • Value engineering as needed with cost analysis and recommendations.
  • Developing project schedules with the superintendent and reviewing them with an appropriate in-house team
  • Co-owning the active build project schedule and all elements with the superintendent.
  • Identifying, qualifying, and managing subcontractors including RFPs, bid management, contracts, the scope of work, build work completion, payment, evaluation, safety compliance, retainage, and close-out.
  • Managing materials-related activities including submittals, change orders, take-offs, pricing, and orders.
  • Managing project documentation including owner’s manual, submittals logs, job logs, safety documentation, project communication files, and permitting
  • Reviewing submittals as needed.
  • Assuring project closeout including warranties, materials, finish schedules, etc.
  • Conducting post construction project occupancy review
  • Participating in company growth, community engagement and cultivating milestones in-keeping with company strategic objectives
  • Acting as project liaison to Service Department as needed.
  • Mentor your Project Engineer and Junior staff.

Salary: $120,000.00 - $145,000.00 per year
