Reports to Director of Facilities

A. Job Summary

The Facility Maintenance Technician’s primary responsibility is to support the operations of the Company

by effectively and efficiently maintaining and improving the equipment, facilities, and support systems of

the Company. Plan, monitor and control the planning, installation, mechanical maintenance (including

preventive maintenance) and repairs to meet quality standards. Maintain necessary records and reports on

internal and outside contractors and the work they do for the company.

B. Duties and Responsibilities

1. Safety

Ensure compliance with all applicable Federal and State regulations. Comply with all company safety

policies and procedures. Communicate any observed unsafe conditions or practices. Order supplies for

safety as directed.

2. General Duties

Required to perform a wide range of repair tasks around all facilities. These tasks include; maintaining

HVAC and refrigeration equipment in order to keep them functioning properly; repairing broken or

leaking plumbing to avoid water damage and restore water fixtures; work on various electrical systems;

performing routine maintenance around the buildings such as fixing structural damage, window door or

wall repair; applying preventative measures to the building to reduce the risk of future problems. Fixing

physical and technical issues with POS and fuel pump systems.

3. Maintenance requests

Prioritizes work schedule to minimize operational downtime on daily work orders. When handling work

order requests provide troubleshooting help and analysis and personally inspect and diagnose possible

cause and cures before calling 3rd party. If not able to repair, notifies appropriate 3rd party to get a time

and cost estimate for repair. Consults with Supervisor for major repairs.

4. Communication

Positive interpersonal skills when dealing with employees, store personnel, and vendors. Positively

communicates up and down the organization, when necessary, on projects big and small. Letting those

that initiated a maintenance request know the status of the repair daily. Carries company mobile phone

and responds to call in a timely manner, including evenings, weekends, and holidays.

5. Environmental

Work closely with outside environmental consultant to ensure passing UST inspections. Follow-up to

be sure monthly, quarterly, and annual inspections are completed and documented. Collect and track

monthly ATG Readings from stores. Regularly and routinely look at tapes for pass/fail and water levels.

6. Point of Sale (POS), fuel, and network communications

Maintains a good understanding of POS, network and Fuel pump system communications.

7. Special Projects

May be assigned special projects and duties by VP of Retail Operations or CEO as needed.

C. Accountabilities

1. Represent the Company as a professional.

2. Visit all stores on a scheduled basis to keep all equipment and systems clean and in good operating

condition. This includes beverage equipment, monthly and semi-annually HVAC and refrigeration

preventative maintenance.

3. Plan daily routes that are efficient and cost effective. Be cost effective on store visits. When at a

store, check with store personnel about any additional items that may need attention. Search out and

inspect areas that may need repair.

4. Keep store systems in operational order so that they may remain open and doing business at the

hours posted.

5. Complete accurately and maintain all files and documentation manuals and other paperwork in a

confidential and organized manner.

6. Make recommendations as needed to correct any problems or make any operational improvements.

7. Process all information in an accurate, efficient and organized manner.

8. Maintain company vehicle and adhere to all state, local, and federal laws and company policies

regarding operation and maintenance of company vehicle.

D. Job Requirements and Qualifications:

1. Ability to work well individually as well as a team environment.

2. Excellent customer service skills as well as written and oral communication skills.

3. Must have a minimum of a high school diploma plus additional education or specialized training.

4. Must maintain a valid Driver’s License and reliable transportation.

5. Must be able to pass drug screen and background investigation.

6. Must be able to sit and remain alert for long periods of time while working at a computer, attending

meetings, etc.

7. Must be able to quickly respond with positive solutions in times of multiple priorities or situations requiring

immediate and sound decisions.

8. May be subject to irregular work schedules and other stressful and fatigue generating situations.

9. Must be able to frequently lift/push/pull/carry up to 40 pounds.

10. Must be able to occasionally lift/push/pull/carry up to 70 pounds.

11. Ability to climb and perform various functions on a ladder at a height of approximately 30 feet.

12. Must be able to perform the following physical actions repetitively and for long periods of time: standing,

crouching, bending, reaching above the shoulders, reaching below the waist, reaching horizontally,

squatting, climbing, kneeling, pushing, pulling, and grasping firmly.

13. Requires daily travel, 5 days per week and evening or weekends may be required.

14. Must have sufficient vision or corrected vision to process paperwork and perform computer based program

functions.

15. Must be able to speak, read, write and understand the English language, including the ability to hear the

spoken word either naturally or by mechanical device, sufficient to perform designated duties.
