Under the direction of Regional Property Manager, the Maintenance Service Director is responsible for directing building maintenance operations and maintaining the buildings mechanical systems according to NOVO properties operating and safety standards.

Position Focus

Staff Management

  • Oversee the maintenance team s efforts in completing each building s preventive maintenance schedule which will include inspecting HVAC, refrigerator, sinks, washer/dryers, and others as directed by the Regional Property Manager and VP of Property Management

Preventative Maintenance

  • Ensure scheduled preventative maintenance tasks are completed in accordance with the monthly maintenance calendar and direct NOVO maintenance team or third=party vendors to complete the necessary preventative maintenance as scheduled or budgeted.

Who you are

  • High School Diploma or equivalent, bachelor’s preferred
  • 5-8 years residential maintenance experience.
  • Prior experience in direct supervision of maintenance staff required.
  • Knowledge of basic building mechanical systems, cleaning processes and related maintenance areas of residential buildings
  • OSHA certification preferred.
  • Valid driver license and ability to travel in the greater DC, Maryland, and N. Virginia area.
  • Ability to carry 20lbs.
  • Ability to work independently and provide exceptional customer service.
  • Ability to be proactive in solving problems in a timely manner.
  • Bilingual and able to read, write and speak English and Spanish proficiently preferred.

What you’ll do

The following will involve working with the Regional Property Manager, Property Managers and Maintenance Supervisor/Technicians:

  • Ensure all tenant/building work orders are responded to within 24 hours and handled in the most efficient manner with documentation as to work-completed on work order.
  • Complete preventative maintenance work in house such as appliances or as may be directed by a member of the property management team.
  • Coordinate repair and/or maintenance of residential buildings including minor HVAC, plumbing, electrical and carpentry.
  • Adhere to the approved operating budget for all repair and maintenance expenses and provide operating cost estimates for budgeting purposes.
  • Follow up with the Property Managers on a weekly basis to ensure all work orders are responded to within 24 hours and completed.
  • Control inventory of all appliances, tools, supplies, and equipment related to repairs and maintenance.
  • Direct maintenance operations for upkeep of the turnover process to ensure vacant turns are completed within 7 days of move out.
  • Direct and monitor HVAC filters replacement as part of NOVO preventative maintenance program.
  • Non-Essential Functions
    • Manage third party vendors (as required) who maintain access equipment (elevators/ escalators), central plant and other building equipment.
    • May be required to work weekends or after normal work hours for emergency related matters such as fire and major flooding.
  • Perform other duties as assigned. Supervisory Responsibilities
  • The incumbent will supervise temporary contracted labor and other vendors as required by responsibilities.
  • Supervise the job duties of the maintenance team.
  • Set performance goals for each member of the team and review their performance on an ongoing basis.
    • Provide training as needed in house or through contracted vendors to ensure all service technicians have the skills needed to perform duties.
  • Manage OSHA requirements and ensure all sites meet OSHA standards.
  • Inspect buildings monthly and quarterly for deferred maintenance and policy implementation.
  • Assist with all capital improvement projects and bids as needed.
  • Assist with budget planning.
