ABOUT US: 360 Management Group, Co. is a 501(c)3, non-profit instrumentality of Elm City Communities (ECC) formed in 2018 to preserve low-income and affordable housing in New Haven and its surrounding areas. In collaboration with Glendower, other affordable housing developers, and investors, 360 Management strives to create and maintain vibrant housing communities that enrich and revitalize neighborhoods through community and economic development. 360 Management currently manages multifamily developments subsidized and/or financed with state and federal affordable housing programs such as Low-Income House Tax Credits (LIHTC), Rental Demonstration Assistance (RAD), HUD Moderate Rehabilitation (Mod Rehab), HOME, Project-based and Tenant-based voucher programs.

MISSION: The organization’s mission is to ensure that ECC’s affordable housing communities are preserved, to create stable and safe communities, and to provide respectful and professional property management services to residents residing in our communities.

POSITION: 360 Management Group is currently seeking a Maintenance Mechanic! The role of the Maintenance Mechanic is to perform maintenance at their assigned property in accordance with company standards. The purpose of this position is to help ensure that the physical condition of the property satisfies ownership and management objectives. The Maintenance Mechanic works a 40-hour workweek, Monday through Friday, 8:00 a.m. to 4:30 p.m., which may require some travel. The Maintenance Mechanic reports directly to the Apartment Superintendent. This position requires to be on-call as scheduled. Evening and weekend work may be required as job duties demand.

ESSENTIAL FUNCTIONS:

1. Perform general maintenance and repairs at assigned properties.

2. Perform resident work orders as assigned, ensuring to complete non-emergency work orders within five (5) days and emergency work orders within twenty-four (24) hours.

3. Perform site work orders as assigned, including but not limited to changing light fixtures and light bulbs in hallways, shoveling snow, shampooing carpets, repairing doors, repairing drywalls, changing locks, cleaning grounds, etc.

4. Perform preventive maintenance as assigned, including but not limited to cleaning pumps, changing filters, flushing out hot water tanks, taking amp readings, etc.

5. Complete apartment turnovers as assigned in order to satisfy rent schedules.

6. Complete work orders on-call as scheduled.

7. Participate in emergency on-call shifts and after-hours maintenance.

8. Adhere to company policies, rules, safety practices, and regulations.

9. Report to Apartment Superintendent of assigned properties for issues.

10. Perform all other related duties as assigned by the Apartment Superintendent and/or the Area Maintenance Supervisor.

KNOWLEDGE, SKILLS, ABILITIES:

  • Basic working knowledge of HVAC, plumbing, and electrical systems.
  • Working knowledge of tools, including hand and electrical tools.
  • Ability to read and utilize technical manuals and drawings.
  • Excellent communication and interpersonal skills.
  • Basic knowledge of safety practices and procedures.
  • Proficient in basic office computer software including internet, e-mail, and Microsoft Office.
  • Ability to work an on-call schedule and be available during emergencies if required.

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

  • Must be able to lift material up to 50 lbs. alone, or up to 100 lbs. assisted.
  • Must be able to climb step ladders.
  • Must be able to climb up and down the stairs while carrying cases of material.
  • Must be able to push up to 450 lbs. of material on a dolly.
  • Must be able to perform light work overhead and low-level activities.
  • Must demonstrate adequate fine motor coordination.
  • Travel between properties is occasionally required.
  • Must be able to operate a company vehicle observing legal and defensive driving habits.

EDUCATION AND EXPERIENCE:

  • High School Diploma or Equivalent and 1-3 years of related experience required, (3 years of experience in operations, repair, and maintenance of multi-family buildings preferred).
  • Valid Connecticut Driver’s License.
  • HVAC, CMRP, CMRT, or equivalent certification preferred.
  • First Aid certification preferred.

Job Type: Full-time

Pay: $20.92 - $22.01 per hour
