Our Maintenance Manager is a strong communicator who serves as a liaison between our internal team, tenants, owners, vendors and other parties. They are detail oriented, have experience in property maintenance, think critically and use common sense. They challenge the status quo, innovate and bring new ideas to the table. They can connect the dots, find a solution and coordinate with everyone involved to make things happen.
ROLE:
You are the face of the company in the market and your job is to make us look great by working with integrity, showing care and delivering quality work. You are responsible for maintaining properties we manage and communicating clearly with all the parties involved.
RESPONSIBILITIES:
- Working hand in hand with property manager, understanding priorities & making appropriate decisions in property maintenance, unit turn and remodel.
- Maintenance
- Team communication & leadership
- Managing a team of maintenance technicians on daily basis
- Scheduling work orders for the internal team in advance
- Creating an overall maintenance team schedule / outlook for minimum 4 weeks ahead
- Proposing plans & creating estimates for unit turns, remodels and WO
- QC of work done by the team
- Coaching, enforcing rules & standards
- Tenant coordination
- Leading the scheduler to make sure timely acknowledgment and follow up
- Communicating a plan for the service
- Vendor coordination
- Scheduling vendor work in all markets we serve (Corvallis and Portland areas)
- Finding, meeting and interviewing vendors, obtaining and comparing quotes, recommending solutions and enforcing quality
- Inspections
- Conducting pre-move out walkthroughs, move in, move out and annual inspections
- Preventative maintenance program
- Monthly execution of our PMP
- Client communication
- Obtaining approvals for any work to be done over the pre-approved maintenance limit
- Informing clients of inspection results AND proposed solution, cost & timeline for the issues found
- Upkeep of tools and vehicles, key management
RESULTS
- Emergency maintenance issues addressed immediately
- Non-emergency maintenance issues acknowledged and plan communicated within 24 hours of receipt
- Work Orders scheduled in detail for the current week
- Remodels executed on time, on budget and in quality
- 4 week maintenance work forecast updated weekly
- Preventative maintenance program executed every month
- Each Maintenance team meeting desired billable hours
- Each managed unit inspected at least 1x year
- Clients are informed of inspection summary, proposed plan, cost and timeline
- WO reviewed and billing done same week.
- Vehicles and tools in good working order
- Keys for all properties safe and accessible
REQUIREMENTS
- Excellent written and spoken English
- Minimum 5 years of proven leadership experience in property maintenance
- Experience with Appfolio and Monday.com is a big plus
- Enjoy working in a dynamic and changing environment
- Must be able to lead a team, deliver positive and negative feedback and enforce the rules
- Must be able to work with digital technology, software and applications

COMPENSATION
- Compensation is based on experience starting at $27/hr
