Lease Administrator
Job description
The Ohio State University is seeking an experienced Lease Administrator for the Planning Architecture and Real Estate Management (PARE) team.
Key Responsibilities:
Maintain database of all University leases and tracks critical dates.
Analyze property performance and prepares financial analysis of leases and purchase/sale contracts and track vendor sales reports and bills for percentage rent.
Negotiate and draft leases and obtain and review appraisals.
Perform operating expense/CAM reconciliations.
Assist in lease accounts payable/receivable transactions.
Apply basic lease accounting knowledge.
Generate and manage real estate tax payments and tax exemption applications.
Perform market research on various property types.
Act as the primary point of contact for statistical data regarding university real estate holdings.
Track purchase orders for service contracts and department fees, and notify the management team of termination dates.
Assist with the preparation of budget plans for real property.
Initiate and approve invoices or interdepartmental billing for back charges to tenants including PARE fee collection.
Serve as liaison between tenants and University and processes all lease notices and other communications.
Work on special projects as assigned by the Director of Real Estate.
MINIMUM EDUCATION REQUIRED:
Bachelor's Level Degree with a Major in business administration.
EDUCATION/EXPERIENCE REQUIRED:
Bachelor's Degree or equivalent education/experience in real estate brokerage, real estate investment, facility management, business administration, and/or real estate law.
2 years of relevant experience required.
Demonstrated experience in lease management and database management for a large corporate or government entity.
SKILLS REQUIRED:
Broad familiarity with and experience in a wide array of real estate financial transactions including capital planning, budgeting, and financial reporting.
Ability to negotiate for and achieve desired deal terms.
Ability to work independently.
Excellent communication and project management skills.
Microsoft Office software proficiency.
Database management skills.
ADDITIONAL SKILLS DESIRED:
2-4 years of relevant experience preferred.
Experience with lease administration and/or accounting/fiscal administration in a real estate operation desired.
Experience with and training on the use of Visual Lease.
Specialized training from industry-oriented providers such as International Facility Management Association (IFMA), Institute of Real Estate Management (IREM), or Building Owners and Managers Association (BOMA).
Accounting and/or fiscal administration in a real estate operation.
Real Estate License.
Legal training.
