We are looking for a full-time, highly motivated entrepreneurial Development Director to join our team of professionals who will coordinate a wide range of responsibilities. Knowledge and experience in our industry is highly preferable but not required. This person must have an innovative entrepreneurial mind set, strong ability to multi-task, pay acute attention to detail and possess the ability to perform under pressure to meet time sensitive schedules and deadlines.

Qualified applicant requirements:

  • Strong leadership and organizational skills.
  • Assists senior management with strategy development; develops and supports company-wide initiatives, best practices, and policies within the company.
  • Provides strategic direction to team members considering the broader work program and strategic plans across all areas of the project lifecycle.
  • Strong construction financial understanding to manage all aspects of the Real Estate and Construction division profit and loss.
  • Serves as the primary client relationship contact at a leadership level, exhibiting a deep knowledge and understanding of the client. Builds and maintains long-term relationships with new and existing target clients to build new business opportunities.
  • Builds close relationships with the subcontractor community to develop long-term partners. Drives the selection process of qualified subcontractors to achieve targeted project results. Develops and executes overall subcontractor strategy for work program success.
  • Participates in preconstruction discussions with clients at a leadership level. Leads internal team and collaborates with external partners to develop contractual obligations, such as estimates, schedules, staffing plan and business plan.
  • Oversees and assesses all components of project schedule throughout the lifecycle of the project to ensure contractual obligations are met and to hold team members accountable to all expectations.
  • Ensures staffing levels are sufficient, relative to commitments, schedules, and constraints. Plans and adapts resource management as needed to ensure proper staffing levels and results.
  • Thorough knowledge of construction processes and how each component of the process supports the successful completion of a project.
  • Ability to perform work accurately, completely, and in a timely manner.
  • Excellent written, verbal and presentation skills.
  • Ability to build relationships and collaborate within a team, internally and externally.
  • Must be entrepreneurial minded and have a strong work ethic.
  • Experience and knowledge of Construction Management Technologies.
  • Compensation based upon experience. Benefit package includes medical, dental, vision, life insurance, and paid holidays.

Education

· Bachelor’s degree in real estate, construction management, civil engineering, architecture or related field.

· In lieu of the above requirements, equivalent relevant experience will be considered.

Specific Duties

· Represents the owners, tenant representatives and end-users (collectively “Owners”) as the Owner’s Representative.

· Source, review and approve conceptual budget from Preconstruction for submission to brokerage during sales and/or leasing.

· Provide preliminary site plans, floor plans, surveys, etc. to support the Predevelopment group.

· Coordinate with Real Estate / Legal (Predevelopment) during the due diligence phase, including but not limited to, Alta Survey, Phase I Environmental and other documents needed for land closing.

· Develop plan to manage Owners’ expectations of scope, schedule, and budget.

· Manage Owners’ timelines to the needs of the overall project schedule.

· Manage Owner’s equipment vendor to ensure a happy client experience.

· Ensure Owner Equipment drawings are included and coordinated in the construction documents.

· Engage and manage design team.

· Keep owners apprised of the design/development progress and ensure that expectations are managed to the key deal-points.

· Issue monthly summary to Owners for budget, schedule, and key progress milestones. As required by Owner lease agreement or similar.

· Develop and maintain AG Design Standards with support of the design teams.

· Schedule regular design / development meetings at project specific level.

· Communicate all meeting minutes to the appropriate parties.

· Coordinate Architectural with MEP designs to ensure full coordination.

· Review drawings as they progress to ensure key deal-points are being met.

· Define and engage geotechnical and testing services appropriate for the project type and AG standards.

· Ensure municipality compliance and permitting is aligned with the loan close and construction starts.

· Initiate utility engineering/service request with local providers.

· Communicate the needs and provide clear direction to the Construction Group.

· Review and approve construction estimates.

· Issue Prime Contract to General Contractor.

· Review and evaluate General Contractor change orders and present to entity as necessary.

· Manage the development budget including, but not limited to design, testing, interest, brokerage fees, unforeseen conditions, and contingency.

· Review project daily reports for compliance with billings.

· Project site visits.

· Client satisfaction.

· Other duties as assigned
