WHO WE ARE
We are a full-service General Contractor, developing residential and commercial properties based in Brooklyn New York. We are looking for a Real Estate and Developer Project Manager to join our team.

H. L. General Contractors, Inc. has been in business for 40 years mainly developing the Red Hook area of Brooklyn with various projects around the 5 Boroughs

RESPONSIBILITIES:

  • Understanding what the company wants to achieve
  • Drawing up a detailed plan for how to achieve each stage of a project
  • Candidate must be able to coordinate with engineers, architects, construction crew, subcontractors, clients, the field supervisor and associates throughout the project life cycle
  • Writing bids for tender
  • Negotiating with subcontractors and suppliers and delegate their responsibilities
  • Explain contract and technical matter to others in a clear manner
  • Must have experience holding direct contracts with subcontractors and managing these projects to ensure they stay on schedule and on budget.
  • Must be able to competitively bid construction documents to subcontractors, negotiate and procure these contractors.
  • Responsible for any delays, emergencies and problems that can arise
  • Prepare budget and cost estimates, along with work timetables
  • Oversee projects from start to finish, ensuring the projects are completed on time, on schedule and on budget
  • Uses scheduling software to update schedules, track progress, and document project progression
  • Comply with safety and building codes as well as legal requirements
  • Writes and submits testing and inspection logs, quality assurance reports, and punch lists.
  • Ensures that all local, state, and national building codes and regulations and safety precautions are followed.
  • Encourage a safe working environment and reviews all required OSHA and Workers’ compensation safety and accident reports.
  • Have the ability to read and interpret Surveys, Blueprints, and Plans
  • Coordinate with consultants and municipalities to obtain permits.
  • Contract, perform, and oversee due diligence tasks with respect to zoning, title, environmental risk and other development barriers
  • Managing several projects simultaneously
  • Working in an office or on a construction site.
  • Establish and manage weekly meetings and job site meetings, as needed.
  • Maintain project logs, AIA’s, Certificates of Insurance, Lien Waivers

QUALIFICATIONS & EXPERIENCES:
5+ years of experience working on Core & Shell and/or ground up construction.
3+ years in a supervisory role.
College Degree in Architecture, Engineering, Real Estate Development, Construction related area or commensurate experience
Experienced in knowledge and application of financial analysis and reporting.
Experience in planning projects with large data sets and making decisions for data-driven analytics.
Demonstrated communication skills, including the ability to clearly communicate ideas.
Proven leadership skills.
Ability to balance and prioritize multiple projects and priorities.
Advanced knowledge of MS Office (Excel, Word, etc.)

Job Type: Full-time

Pay: $82,000.00 - $125,000.00 per year
