Job Description
Primary Responsibilities
The Construction Analyst is primarily responsible for supporting national renovation efforts (budget variance, vendor management, quality control, timeline management, and scheduling). Responsible for managing the full construction “life-cycle” of our assets. This position will work within the Investment Management team to deliver on the investment thesis. In support of nationwide construction efforts, the Construction Analyst will provide aide to production workflow, audit construction results, and identify and publish construction trends.
Skills & Competencies
- Bachelor’s degree in construction, business or related field or equivalent work experience in the construction industry (back office) at a rate of 2 years of experience to one year of college
- Functional Experience with detailed construction budgets for BVA (Budget vs Actual) analysis
- Experience with project management software and Gannt Charts a plus.
- Knowledge in fair housing and local real estate laws, where applicable.
- Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred
- Working knowledge of Microsoft Office Suite with an emphasis in using Excel for trend and reporting analytics
- Demonstrated strong written and verbal communication skills
- Demonstrates accuracy and thoroughness. Applies feedback to improve performance. Monitors own work to ensure quality.
- Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multi-task
- Ability to prove critical thinking and problem solving concepts
- Experience working in a work schedule environment, including in-office operation, weekends and holidays, based on business need.
Essential Job Functions
- Review Acquisitions Renovation Budget (ARB), inspector scopes, and send scope of work out for bid to our vendor base.
- Review estimates to ensure all aspects of investment thesis are met and any item that is being deferred is tracked appropriately.
- Approve estimates, set timelines, approve change orders, and invoices
- Maintain regular communication with vendors for progress updates
- Onboard new vendors to meet capacity and quality expectations
- Schedule, and review, inspections for Due Diligence, Work in Progress, and Final Inspection
- Consult with Acquisitions Analyst during review and pricing for ARB creation.
- Provide Acquisitions Analyst feedback from renovation projects pricing and scope variances.
- Complete Renovation Checklist into CMS noting price and scope variance, home progress, punchlist items, change orders and uploading information to blog
- Track homes in Triage status and ensure all information is collected to make an informed decision.
- Other duties, as assigned by supervisor or leadership team.
Key Metrics & Responsibilities
- Budget to actual variance for renovation jobs
- Days to renovation start after close, renovation completion, and to punch asset
- Track vendor quality, pricing consistency, and scoping
- Monthly renovations completed
- Work Orders submitted with 1st move in & Resident Move-In Satisfaction Results
Physical Requirements
- Capable of working extended hours, to include evenings, weekends and holidays as necessary.
- Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
- Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
- Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
- Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
- Must be able to work in small and confined spaces for extended periods of time.
- Must have finger dexterity for typing/using a keyboard.
Environmental Requirements
- Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
- Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.
- Must be able to work in office as regularly scheduled
